OUR RULES AND REGULATIONS

Rio Verde RV Park welcomes you and we hope you enjoy your stay. These rules and regulations are for the general comfort and safety of all guests and visitors.​

 

General Conduct 

  • Guests are responsible for the conduct of not only themselves, but for their visitors as well. 

  • Neither guests or their visitors may go onto any other guest's site for any purpose unless invited.

  • Bicycle riding is allowed only on roadways within the Park and only if bicycle safety precautions are followed. No riding or racing of bicycles between spaces or in the picnic area is permitted.

  • No skateboarding is allowed within Park property.

  • From 10 PM to 8 AM, all excessive noise (music, TVs, radios, voices, etc.) are to be kept at a reasonable level in respect of your site neighbors.

    • Excessively loud volume​ of parties, radios, TVs, or music is not allowed throughout the day. All noises are to be kept at an acceptable level at all times.

  • Parties are to be concluded no later than 10 PM.

  • No one is allowed to deface Park property, dig holes in the spaces, roadways, grass areas, or embankments.

  • No one is allowed to climb the trees (as this can be dangerous).

  • No washing of RVs or cars is allowed in the park.

  • In case of emergencies, you must be able to drive, hook-up, and disconnect your own RV.

  • If you are a seasonal or weekly guest, you must be self-contained.

    • The bathroom facilities are for our nightly and dry camp guests ONLY.

Maintenance of Spaces

This Park is strictly a recreational park and is not equipped to handle an excess of possessions around each site. We ask our weekly and seasonal guests to keep your sites clean and maintained.

  • Water hoses leading from your RV to the Park hook-ups must be in good condition with no leaks.

  • Electrical cords leading from your RV to the Park hook-ups must be in good condition with no raw wires exposed.

  • Black water hoses (sewer) leading from your RV to the Park septic disposal must be tightly connected with no leaks of waste or odor.

  • No clothes lines are permitted.

  • All RV's and trailers are to be maintained in appearance and condition that is acceptable by management and meets the standards of the Fire Department and the Health Department.

  • No tents are to be pitched in RV sites.

  • There is to be no excessive clutter or storing of items under, around, or on your RV.

  • Lawn chairs, BBQ's, potted plants, outdoor tables, and fire pits are permitted as long as they are not in excess.

  • No trash barrels, refrigerators, freezers, coolers, or hampers are permitted on the patio area of your site.

  • No Swamp Coolers or Window Air Conditioner units are permitted.

  • No hanging lights are permitted outside your RV, unless approved by management. This is because we are a dark-sky RV Park.

  • For Hill Sites:

    • You are to maintain your own site landscape as specified by the above and by management.​

    • You MUST be self-contained and be able to drive/maneuver your RV.

Traffic and Vehicle Restrictions

  • Due to traffic of guests within our park and our unpaved roads, we ask that you follow the 5-mph speed limit throughout the Park.

  • Be sure your vehicle is parked by your RV safely and off the roadway. 

    • No vehicle parking is allowed on the concrete slabs or in front of other guests' sites.

  • Car dollies are to be stored in the Dry Camp area for the duration of your stay. They must not be kept in your site.

  • Only ONE vehicle is allowed per space. Please park any extra vehicle at the designated overflow parking lot.

    • Every vehicle must have their parking pass visibly displayed in their windshield.

  • No vehicles are allowed in the Park that will cause excessive noise disturbance.

    • ATV's or ​off-road vehicles are allowed only if they are street legal and operated during daylight hours.

  • No commercial vehicles are allowed on the Park property without managerial consent.

  • There are to be no vehicle repairs (oil changing, dismantling, blocking, etc.) in the Park.

  • Visitors must park in the designated parking area and check-in with the front office to receive their guest pass.

Animals and Pets

  • We allow a maximum of 3 pets per RV reservation.

  • Pets must be kept on a leash at all times outside of your RV.

  • No animals are to be left unattended outside of your RV.

  • You are required to clean up after your pet immediately. You are more than welcome to use any of our designated pet waste disposal stations throughout the Park to do so.

  • Please ensure that your animal does not disturb any of the other guests within the park.

  • Any attack or threat of attack to a person is cause for removal from our property. The attacking pet must be immediately and permanently removed from the Park. Animal control will be contacted, no second chances will be given.

  • Pet violations reported by other guests and visitors will be handled on a case-by-case basis. The decision made by the Park manager is final.

  • All animals must be current on all immunizations and if an animal bites or attacks any person or animal, proof of such shots will be requested.

  • Excessive noise from a pet is not permitted.

  • We do not allow pets in our tiny houses unless there is prior permission from park management.

  • Stray Cats: There are many stray cats that have made their residence within the Park. We ask that you do not feed them, unless you intend to take them in as a pet. Many are feral and can carry diseases, however they are harmless and will leave you alone if you do the same.

  • Exceptions to the Park's animal restrictions can be made with managerial permission or when reasonably necessary to accommodate the needs of handicapped guests or visitors. 

  • The Park is under the jurisdiction of Yavapai County ​for rabies and animal control.

 

Children and Hazards

This park is a family-friendly community. However, due to the geography of the Park and its location alongside the river, there are some health and safety concerns that require the following:

  • Children under 14 years of age are not permitted to play near or in the river​​ without being accompanied by a responsible adult. The river can be deceptively dangerous.

  • Children under 14 years of age are not permitted in the upper area of the Park, on the hill or on the roads in the area, without being accompanied by a responsible adult. This terrain is rugged and can be dangerous.​

 

Riverfront Area

  • This area is intended for recreational use such as fishing, volleyball, lawn games, etc.

  • Cliff sides are dangerous, avoid if possible.

  • Be careful and do not deface the property.

  • If you see anyone on the riverfront who seems suspicious, please do not approach them. Contact management or Cottonwood PD immediately.

Laundry Facilities

These are for park guests ONLY. The facility is open 7 AM to 11 PM. If any of the machines are out of order, please notify the office. The office carries quarters for your convenience.

  • Please do not monopolize the facility. Remove your clothing from the washers and dryers in a timely manner, preferably as soon as the cycles are completed.

  • Please clean the filters on the dryers after each load. This helps to keep the machines in working order.

Restroom Facilities

These are for nightly/dry camp park guests ONLY. When using the restroom, please comply with the following:

  • Leave in a neat condition in consideration of other park guests who use the facilities.

  • Do not forget any of your belongings.

  • Turn off the lights when you leave.

  • Turn faucets completely off when you are done using them.

  • Close the door tightly behind you when you leave.

  • Do not share the restroom code with anyone not staying in the park. 

  • If you notice any problems with the restroom, please inform the office.

Trash Dumpsters

These are for park guests ONLY. There are two dumpsters and one recycle bin in the park for your convenience. Please follow the rules below to help prevent attracting insects and wild animals.

  • Trash is to be put in the dumpster only, NOT on the ground around it.

  • Please close the lid after you have thrown your trash away.

  • Only personal trash from your RV is permitted.​

  • The dumpsters will be locked at night.

Use of Weapons

  • The law states that it is illegal to fire a firearm or any hunting weapon within 0.25 miles of a residence (which RVs are regarded as). Anyone who does so will be cited and prosecuted in a court of law.

  • Within Park property, anyone who shoots at, injures, or kills wildlife (fish, skunks, birds, coyotes, javelinas, snakes, etc.) or fires a weapon or a hunting device (including bows and arrows and pellet guns), for any other reason, will be cited, prosecuted, and will be evicted from Park property immediately. Shooting fish is against the law. For more details, contact the Arizona Game and Fishing Department.

  • No weapons are to be carried on your person on Park property.

 

Alcoholic Beverages & Cigarette Butts

  • We will not tolerate any drunk or disorderly conduct.

  • Any alcoholic beverages carried around the park in an open container will not be tolerated. 

  • Cigarette butts are not to be thrown about the ground, even within your site. Please use ashtrays to help prevent fires.

  • NO SMOKING OR ALCOHOLIC BEVERAGES ARE PERMITTED IN RESTROOMS, LAUNDRY FACILITIES, OR OFFICE.

  • If there is any reason to believe that illegal drugs are being used or trafficked on the Park property, we will contact PD and the perpetrators will be removed from the property immediately.

 

​For our Seasonal/Monthly Guests

  • You may have mail delivered here ONLY if your space number is included in the address and you inform the front office that you will be expecting mail.

    • If you do not do the above, your mail will be returned to sender.

  • Absence from Park due to vacation or an extended stay away from the Park

    • We request that you notify management of any absence​ in case of emergencies regarding your RV, mail, messages, etc. This is so we can observe your site and are able to contact you in an emergency.

    • Be certain that you are up-to-date on your payments to us prior to leaving.

    • We ask that when you notify us, you leave us a key to your RV so that in case of emergencies we are able to gain access to your rig without having to break-in.

      • ​Emergencies can include, but are not limited to: water leaks, electrical fire, sewage backup, etc.​

 

Emergencies

For maintenance:

  • Call the after-hours office number.

For medical or physical:

  • Call Cottonwood PD - 911

For fire:

  • Call Fire Department - 911

This Park is under the jurisdiction of the state of Arizona, the Yavapai County Health Department, and the Fire Department and must comply with their codes and regulations. If you are found to be in violation of a Health Department code or any of the Park regulations listed, we will have no alternative but to request you to leave the Park. If you do not leave the Park upon our request, we will call Cottonwood PD to have you forcibly removed.
